Comments (2)given what you are doing, you should consider hiring an architect and then ask them give you detailed plans for the contractors can use for their estimate. the more details the better. I have never worked with a designer that prepared plans for a renovation. I tend to think about hiring a designer in the process when I'm deciding on surfaces, colors, and the like. The designer is sometimes involved with the architect's design process. I would get at least three bids and make sure their bids include detailed pricing since you will not be able to compare the bids appropriately if the bids lack details. Comments (7)Also, keep in mind if you delegate each task to a different contractor, you may end up in a mess. The firm that did the initial drawing has a complete picture in mind, so be very aggressive about reiterating the vision should you hire another team. I've had a client do this a while ago. He wanted to build three townhomes on a small lot, and of course wanted to cut the price and kept hunting down alternative contractors and ended up with a bunch of contractors basically running around. Long story short, 3 months after my initial consultation and having seen the plans, I walk into a townhome to install a cornice in a bedroom WITHOUT A WINDOW! If I'm not mistaken, legally it couldn't count as a bedroom, so he ended up with a 2BDR home instead of a 3BDR. Whatever money he saved he lost in the price cut....See More_sophiewheeler
