mermanmike - I could hug you. thank you so much for sharing that. That is actually the slightly bigger version (that has room for true stairs, but it is immensely helpful anyways.

I like the version with a real staircase rather than the circular one.

Cyndy, I'm so sorry for the loss of your home to Harvey. When I was researching house plans online, this was one that caught my eye. Ultimately I decided not to go with an online plan and instead had one designed by an architect, but I have the luxury of time that you do not.

This designer has another plan that is similar but larger with an attached garage and more of an entryway, which I was also looking at seriously.

I don't have any advice or changes to recommend (seems you've received an adequate supply so far!) but wanted to wish you good luck on this building adventure!

homechef - i stared one and apparently didn't click the kitchen button, lol. its been a nutty week, when i have time to sit down at a computer I will start one.

It's already appearing in the kitchen forum.

Is resale at all a concern for you? If so I would strongly consider splitting the half bath and laundry back up, building the version with a traditional staircase rather than a spiral, and adding some sort of short (in width...still full-height) on one side of the kitchen window-side cabinets to give the feel of an entryway. Actually, I'd recommend all those things either way, but especially if you care about resale.

kristin S. i am not concerned about resale. the acreage i have is a 30 min commute to the med. center and other. businesses. any land at all, even with quirky run down houses sells fast and for at least asking price.

Courtney - I have a few, but haven't posted many due to the insanity of our life right now. I will get a few up this week when the exterior is painted. We finished 99% of the decking as well. Interior is being rough plumbed this next week with electrical and HVAC shortly after.

This is a plan that embraces a view and blurs inside and outside with its generous porches and abundant glass.

Comments like you can see into the powder room and master bath being on the great room wall. I mean... really? Bat insulation selected walls dampens any sound unless your talking fog horn.

The biggest problem I see with the plan is lack of space for utilities. Laundry room could also be larger but functions well.

We like the plan. If you have a nice view you’ll love it.

i have a few. will get more when drywall is done. we were able to change our stairs from Spiral, so one pic is of landing. one bathroom has tub and tile surround complete, as this is our only bathing facility at the moment.

Thanks for sharing! I’m about to pull the trigger on this plan as well and would love to see your progress pictures. I’m in a colder climate WV and am thinking of adding a mud room but not sure how it will work. If you wouldn’t mind sharing some of your pics and insight with me, I’d appreciate it!

not too many recent photos, we just finished our railings and got our occupancy permits. I picked up interior doors today and we will start installing and painting this weekend.

Curious if everyone who has purchased this plan did so from houseplan.com? did you get the cad set to modify? Are you satisfied with their product? Been researching it for a year. Still curious where a/c and furnace go. Never seen one built till this thread. Thank you!

Jason, that is where we purchased, including the CAd set. Inquired about having the original architect modify for us, but decided to hire someone local who was more familiar with Texas windstorm requirements/restrictions.

christine, not sure how it can be built without a loft? you lose space for mechanical and also the space above the porch would be inaccessible?

Did you use 2x6 as recommended or 2x4? Know a larger cost is associated with 2x6 construction.

We used 2x6 and the cost was not that much more. We wanted the strength(windstorm area) and the depth for added insulation. We eliminated quite a few doors (turned them to windows) and also reworked the 'ladder' into stairs. In the beginning we kept decent records as to costs, but we have gotten lazy further into the build. Now we are just finishing a few projects as we have the time and energy (lacking that lately).

We did a version. Just moved in Feb 2020. We changed the front patio to be similar to the back. Pulled the right side back to create space for a foyer. We also took away the jack & Jill. And we changed the laundry/spare bath. We love it. Absolutely love it :)

Christine Cheesman.....did anyone every respond with a PM to your question about "no loft"? For our purposes the loft seems kind of useless, but we love the super high ceilings. We don't need or want an office or 4th bedroom on first floor so we may carve out some space after getting rid of the office for mechanical room and storage. This will be a 2nd home...sitting water-front on a mountain stream....so no formal entry is not an issue for us....there will be enough "eye candy" inside and outside that "no formal entry" won't matter. Finished ours in March! We knew this was the plan for us but it isnt perfect. Some tweaks made with 10’ ceilings throughout.

We searched and searched and found this thread useful so here are a couple of tips...take or leave them...

Moved the kitchen wall back 1' into porch to expand great room/kitchen. Really you could do 2' and still have a very large back porch.

10' ceiling won't allow mechanical to go in winged attic. We built two very large closets in the loft, one for mechanical and the other storage. The loft is still huge.

Don't waste money on a study set or plans. Ours had to be engineered and we took concept and customized.

Took side windows out of bedroom 2 and replaced with huge closet. Tweaked that and laundry room entry for our needs.

Modified laundry room to make larger and have a 1/2 bath and big utility sink. Tankless water heater saved room as well.

Master bath freestanding tub 57" will fit with no mini stub wall there. Master shower is plenty big with a corner bench and no door of any kind - minimal splashing.

The island is centerpiece and took two pieces of stone but matched perfect with no visible seam. Make sure your cabinet person puts storage underneath bar hangover. These two slabs of stone provided all we needed for kitchen, master bath, and coffee bar.

We use closet on east side of great room as the pantry and took out the west side and made a really nice coffee bar with upper and lower cabinets.

Master bedroom may be small for a lot of people but great for us - all clothes and clutter lives in walk in closets. We did move north bedroom wall in 6" to squeeze a little more room. Fits a queen with beside tables fine but a king or california king would be tight and stump your toe to walkaround twenty times a day.

Bath 2 should have put a pocket door into tub/toilet area. Swinging door is pointless and ended up being tight. Hindsight would move that interior wall out into vanity area 1'. Fits our 48" freestanding vanity amply as is with room to spare.

We don't use the dining area or have a chandelier. We put a 8' diameter ceiling fan on a nice down rod to flush with loft floor over den and it is perfect. Can lights throughout house with dimmers. Will have outdoor dining and six stools at bar.

Pulled front porch in from 12' to 10' for cost. Still is huge and has complete shade in high noon sun as we oriented our house north and south.

for anyone interested. we built in 2017. made a few modifications, like one front door and foyer, added a front porch, and dormer windows. At the time it was under $100/sqft. We reduced the specs b/c the online plans were built for CA, and we live in NC.

I live in a desert where porches help keep the house cool in blistering weather and provide nice outdoor living space in the mild seasons. A popular local solution to indoor darkness is to put a skylight in the porch ceiling just outside a window. If they admit too much light and heat in summer, it is a simple matter to put shadecloth over it seasonally. Good luck with your new house!
