I chose wood table. The white doesn't fit the decir.

I've enjoyed the time opportunity to sell 6-homes and buy 6 in 13 years. Every move has forced me to store or reconfigure the house for sale. Because the house is small, you're reinforcong that small space with a large sideboard. Please consider moving it out to give the illusion of space, perhaps even for a large table. If you not, take away 2 chairs and give some breathing room.

removing sideboard could be done. I fear the built in bar would look like an orphan without something beneath it though. Below shows the other side of the room and the stairs with the same railing are on the edge not pictured.

I really like your original table. Seems to go well with your space. Such beautiful details on the chair backs and wood color.

Thank you for the update on the sideboard and I understand your concern. It's possible that removing it will make no difference in that case, but 2 chairs vs 4 may offer more walk around space.

I've learned and yet still have to be reminded every time I sell a home that it's not about me, but the buyers. Would they find the built in bar an asset, such as a staging area for dishes or decanters? But might not be able to see it with the furniture? Who knows right? Always a gamble.

You can stage the table with the ubiquitous bowl of lemons :) or a lovely topper with a vase.

the wood and wood look best to me. the white tables don't look right with the buffet. and they also look small in scale comparatively. potential buyers might think they won't be able to fit a full-size dining table in the space.

If you remove the sideboard, you can slide two backless counter height stools under the bar. It will take up no space and give the illusion of more room for seating.

Get the buffet out , put it in the garage or basement it does not work in that space , those cupboards up on the wall are not helping either. Then do the white rectangular table with the black chairs a nice center piece and then get to work on decluttering that kitchen , all the stuff off the fridge , nothing on the counters even if you pack it in a box and put it away like the buffet.

On another note......

If I were looking at the pics as a buyer, your original table and buffet work, its the cupboards on the wall that bother me the most.

I think taking those down and placing art above the buffet will look nicer.

It shows me that I can entertain and seat four at the table, store dishes in the buffet, etc.

I would lean a great piece of art on the buffet and put a vase of fresh flowers on the table. I think as a buyer it's nice to know you have room for a larger table and serving piece.

Thanks for the feed back everyone. The buffet and white table definitely did not work. For practical reasons, our rented storage space is almost full, we cannot move the buffet. I returned the white table and got a small bonsai in a white pot for the buffet and a tall white/purple orchid for the table. I appreciate the feedback, and we are still working on the decluttering for the kitchen and other spaces. Almost there.

The key to real estate staging is to create the illusion of space, and lots of it. If you don't have it, you have to open things up so it feels like you do. I would remove the buffet and the built-in cabinet above it. They make the room small and claustrophobic.Expose as much floor space as possible. Store your dining set and rent one with a glass table that will reveal more floor.

Deco nailed it. Staging is about selling space and feeling good in the space. Moving the buffet out and that cabinetry above will open up your entire dining room to those people that have more than 4. Be ruthless in your removal of stuff. It will cost you thousands in your sales price to have the space appear small.

ETA: Or people will skip over your listing if it appears too small. Many buyers don't have the ability to carry dimensions in their head so when they mentally compare your room to their current property, which is inevitable, they eliminate those properties that appear too small to hold their current furnishings without even venturing to measure the actual space. I see it regularly.
