If moving in ten or less years do not expect any return of investment on cosmetic improvements you pay for now. A 100 +sq ft addition bathroom is not cheap, expect to pay upwards of 50k right there. For the greatest return of investment keep improvements simple, no moving plumbing, knocking down walls or additions. Update with paint, new tiles, vanities and fixtures. You made due with the home's size and footprint for 30 years you can for ten more.

It'll be theoretically cool to add a bit to get bigger master, master bath, and incorporate larger closet

That's exactly what we did. (to the back of the house though; and the addition is seamless-was very important to us)

If we didn't have to gut the house while following our brilliant plan..would be another matter.

But we did, because asbestos was there, actually everywhere, so while it's safe when not disturbed we knew we'd disturb it a lot.

So expect maybe dealing with professional abatement..if you want to find out whether asbestos is there at all, but it'll most likely will be there. then you/your builder might want to re-plumb, migh need to rewire/leave old wiring yet add new one..we were surprised to learn there's no insulation in the house whatsoever..I don't know where you are but I'm in CA and codes are very strict so it might be they'd want to you to change/reroute your HVAC..here, remodel of that kind will for sure require plans and permits..addition-you dig foundation, you deal with the roof, windows/doors..

So while it was a very smart thing to do-you add square footage, you make for more livable plan, etc..that was very long and very expensive, with lots of surprizes.

We also were told by our realtor, that we're looking at 50K or so for addition..with that thought, we bought the house.

Don't ask realtors..don't ask me too:) Ask a reputable builder..or better yet,several.

Only you will know whether it'll be worth to you as a family or not

PS we didn't even have a view:) Exceptional view is a sort of a guarantee by itself. Not a guarantee you won't hate that remodel or that your life won't change and you'll have to move somewhere-but a guarantee that your house will most likely hold its value, and sensitive addition will add another value to an existing one.

But it will be a mess. An expensive one at that.

It also depends what stage of life you're in..what was 10 years for me before(looong) is now "goodness, it's just ten years". Time is relative, as everybody knows; our perception of it -even more so.
