Comments (58)xmerk44x: I agree that typically the floor would go down first before cabinetry and tub. Painting, however, would be done last, I would think. I'm not sure how you can tell whether that's moisture-resistant drywall or not (?)-- but I agree with your other comments. This is, as I stated above, why I typically do not go with a GC, unless I know that the GC is a solid expert at what he/she does and has excellent subcontractors. Regardless-- and no matter how good the GC and subcontractors are-- the homeowner still has to have a pretty concrete idea of what he wants and how he wants it to ultimately look. It's up to the (hopefully) knowledgable contractors to point out if something simply cannot be done (impossible because of the house structure or building codes, etc). Bitterswt02 offered some good ideas. I like the photo sample on the right with the blue penny rounds. That type of layout could easily be done in the above bathroom. But for the original poster-- if you plan on getting new cabinets, have them lay down the floor first-- unless it is already there, but I couldn't tell that,either....See MoreTo "Tile Backsplash" or not to "Tile Backsplash"???
Comments (122)If you paint the cabinets white, the white appliances will blend in and not be a problem as long as they are clean and functional. I would take down the mirror and art and run a simple backsplash across the entire back. A top trim piece on the backsplash on the open area with no cabinets will help a lot. Backsplash serves a function. they keep splatters from the countertop or cooktop from staining the wall and they add an important design element. Your kitchen will look less dated if you paint the older style oak cabinets...and add some attractive pulls and knobs. You will get a higher price for your home if these simple updates are made. And the light fixture over the sink needs to be changed. I know that you are on a budget, all of these things can be done for a very reasonable cost that you will get back when you sell. I have been a realtor for 38 years, and kitchens, baths and closets are what sell homes. You might want to look at other homes in your neighborhood on your local MLS/ Realtor service to see what other homes in your area have done to their homes. Buyers usually want to do as little as possible when moving into a new home. Your floor can be covered with a runner.... if it is in good condition, leave it alone. Buyers will be able to see that it is a peel and stick tile and they can easily replace it. Try to find a very simple and neutral granite or quartz for the countertop and paint the walls a pretty light neutral color. The gold paint is a NO. Comments (29)What are the odds?! After multiple hurdles with the granite, all out of our control and causing multiple delays (all problems with Lowe's) we were finally ready...Granite set to be installed tomorrow. I confirmed the date and time with the installers yesterday, then got a call from Lowe's this morning confirming the install. I removed all the temp counters this morning...then I get a phone call. THEY BROKE THE GRANITE. More excuses, first they say they won't drive down to install the non broken pieces (we are in SE Ontario, Lowe's contracts it out to a company in Quebec, 2.5 hour drive away). Then they call back again saying that the reason they can't install isn't because of the drive, but because the new piece of granite comes from a different slab, and doesn't match all the other stuff. So they say they have to redo the ENTIRE JOB. I went into Lowe's, and had a very calm conversation with the store manager regarding all the hurdles, over charging, double charging, date changes, lack of explanations and now broken granite resulting in another 10 days before we have counters installed. Long story short, no new photos as we don't have counters yet! Instead, I ordered myself some chicken wings and cracked a couple cold beers to enjoy on my plywood counters! But on the plus side of it all, the wings and beer were delicious!...See Moreheatheron40
