Bird Nest Fern Leaf Rot SOS!

I’ve had my fern for a year now. Ever since I brought it home the leaves have started rotting and one by one they die. If I take the drying leaf off another dies within days. If I leave it on, it takes a couple weeks before another dies. I want my plant to be the beauty I know it can! What can I do to help my poor plant! I do not believe it is an overwatering problem. I always check to make sure the first inch of the soil is dry before I water. I’ve also moved the plant to varying areas of lighting around my house.
