Farmhouse Plan Feedback

Hi, I'd posted a while back about the exterior of a farmhouse I liked and wanted feedback on the exterior to take to an architect to have a plan drawn. These are preliminary sketches. I'm interested to see what your feedback on the sketches would be. I have a few things I'd like to see about changing but I'm curious to know what better trained eyes might see. TIA

Sweet. I would change a few things if it was my house but you probably have your reasons for the things I would change.

i would have a eating area closer to kitchen without a formal dining room.

i would have a play area in that awesome basement and use the upstairs play area as a bedroom. No way I designate a space that big as a play area when it could be labeled as a bedroom. Kids grow up fast.

the family room is a little tight which would concern me if you didn’t have another family room in the basement.

i would definitely move the clean up sink and dw off the island. Been there done that. Got old after a decade.

love your outside. Just my style of house.

What does the roof plan look like? Because that’s an awfully fat house to have that front facade. I’d suspect some troublesome valleys and intersections forced into it from the mismatch between the floor plan and the exterior desired.

Well...it's a very large house. I agree with Sophie--to achieve the front elevation I suspect you will have a huge, unoccupied attic. Have you looked at a side elevation?

There are a number of things that I find unappealing on the first floor: the master bath and closet are much larger than the master bedroom; the laundry is as far away from the bedrooms as possible; the dining room location means lots of carrying or dolly use to get food to the dining room and to clear the dining table of food and plates once a meal is finished.

The second floor play room seems very oversized unless you home school.

The basement seems much too large, unresolved and simply stuffed with "named" rooms as a means to fill up the space.

Will you really use all these spaces?

Modern floor plans don't seem to fit well in this style of house.

This seems to a case of making rooms within a predefined space.

From your previous thread, you are building on 5 acres. What is it like? Which direction will the house face?

Perhaps its just me but I'd despise a powder room near the master bed entrance

With the caveat that I'm not a pro (but have lived with a detached garage for 10+ years): I like the detached garage with breezeway. I'd want to move it down on the plan so that the mud hall and pantry could be swapped. This puts the pantry right next to the kitchen and the mudroom next to the laundry - a combo that makes sense to me.

I don't understand the jog in the foyer hall and the configuration of the master closet (clothes racks don't turn corners very well.) I'd work with your architect on the configuration, using some of it for a foyer closet for guest coats, umbrellas, etc. At least one of the architects on this forum likes windows in closets. I'm less sure (I covered one in my house with a beveled glass design because otherwise you could see in from the sidewalk.) I'd think about the view from the front porch into those windows, and how you might handle that (e.g., window treatments) especially on the window that looks straight through to the master bath.
