New furniture for sure. I'd paint the ceiling or the knotty pine walls - as it's too much together.

Judy's pic is great inspiration. Please do not put the TV over the fireplace if you are considering that. This pic has a white ceiling, but I would keep the wood one as in Judy's. This just shows how charming the painted pine can be:

Why would you not put the tv above the fireplace?

I would say over the fireplace is a last resort. The fireplace is the focal point, and the tv is a blank black rectangle. You have nice space to the side of the fireplace to put a tv where it won’t detract from the focal point. I know for many it is the place of choice because it is so central to the seating area. But in my unprofessional opinion, that would be why not.

It would be nice to update and still keep the charm of the room. See images below. Painting it all white would be an easy fix for the room.

TV's do not belong over fireplaces. The angle is wrong, and it is bad for the TV with the heat.
Plus, it is not a bar, which it ends up looking like.

The tv should be eye level when you are seated, thus perched on a console...much more comfortable that way.

And more reasons...

Is the knotty pine on the FP wall paneling or is it actual boards of solid wood? If the former, I'd remove the paneling on the fireplace wall, do a skim coat on the drywall and repaint the whole room white. You can keep the ceiling as is, but doing what I suggest will (a) update the look and (b) brighten it up without losing it's character.

I think painting it all white would really update the room nicely. All that wood is too much; looks really outdated.

1. I love the wood tone, but I don't like the floor and furniture. Personally, I'd lean towards a deep brown leather furniture set. If you're keeping the wood, I think these things need to be a dark, rich color to "play nicely" with the wood tone.

2. I also like the whitewashed look, and it seems more modern.

Your question is very broad...with no input from you...every suggestion is a stab in the dark...since you have not bought the home I think the main concern should be...how much updating is needed through out...are you up to a complete re-do financially...design wise...and time wise...or are you looking for a good deal that you can just make liveable?....

Perhaps you should keep looking?

We love our TV over the fireplace, as we did in our previous home. We've had no problems with it there at either home.
