I own a home with a concrete tile roof in Florida. I had to replace it a few months after I moved in. Here's what I have learned.

It's not the tile that keeps the water out, it's your underlayment, so don't do tar paper and hot mop. Use one of the new self stick membrane underlayments that costs more. You might only get 20 years out of this huge investment.

I'm not sure I would use concrete tile again. I might consider one of the new metal roofs that mimic the tile. You might get a lifetime warranty on this system.

A few years after I had the roof replaced a valley developed a leak that had to be fixed for $2k after spending $17k for the roof.

I would still do a white exterior color for a villa

Don't forget to consider any needed skylights or clerestory windows and solar tiles. Now would be the time to do them.
