Need design layout idead

You all helped me so much years ago when we did a kitchen addition and remodel. I need your help again!
DH and I will be downsizing in about a year to a condo that we are currently renting out. The condo has beautiful river views but is long and narrow. Only the back of the condo (and one side towards the back) have views. Of course, we want to maximize the views.
It's 3 floors, with the living space on the first floor, 2 bedrooms & 2 full baths on 2nd, and a loft and full bath on 3rd. I need your help with the first floor.
What's awkward is that you walk into the middle of the floor, between the current kitchen and livingroom. If the entrance was at the end of the kitchen, I would find it easier.
I don't have an open floor plan today. But we have a large kitchen where I can see outside from the sink and work area over the breakfast nook, thru two corner 3-panel sliders . I love that. open and airy and bright. I don't see anyway I can do this in the condo.
Our house is wide, so the family room, dining room and kitchen run along the back. The condo is narrow, so only the living room will be at the back. While I love a kitchen at the back and not front of the home, we can only have either kitchen or living room at the condo. We considered swapping but we'll spend more time in the LR so feel we should keep that at the back.
We will be moving laundry upstairs. We only need one closet downstairs. There's one today to right off front door and to right off stairs. Stairs need to stay where they are. We need a half bath on 1st floor but would move it if needed. Really want a reach in pantry in kitchen. DH and I differ on dining room... he prefers to do without -- thinks it will be too cramped-- and only have breakfast nook.
Thanks in advance for your ideas!
Deb
