Need advise in regards to new ranch home layout

Good afternoon, I am doing a home reno by myself, and currently I am working on a new layout.

Since this is a result of a common sense, rather than education or experience, I would like to check if anyone has any comments, concerns or recommendations.

This is single story ranch that is approximately 1500sqft with the crawlspace and I am completely reconfiguring the space. The existing fireplace and water view add certain limitations to design.

I have a few recommendations or at least some considerations without making drastic changes to the floor plan you’ve posted.

The entry space seems tight with the front door. If you would like to keep a sidelight on the door I would consider flipping the swing of it so the door opens toward the wall instead of the closet.

I would eliminate the angled wall in the bedroom right off the entry. It creates unusable space in the room. Align the wall with the front wall of the closet and the laundry.

The door from the laundry opens right into the path of travel from the front door to the kitchen. I think you have a few options with this. You could swing the door into the laundry room (if there is enough room to be able to access everything in the laundry room) or you could potentially do a pocket door.

I have a few questions as well.

The closet/den off the master shows a bed. What is this space going to be used for? Will people be sleeping in that room or will it be more of a living space off of the master bedroom?

Are there certain things you’re looking to achieve with the layout (certain spaces being adjacent, etc) or are there things you don’t want to have in the plan (being able to see into the bathroom from the kitchen - for example)?

I‘m sure there will be lots of other suggestions from others. These are just a few initial items I noticed right away while looking at the plan you’ve come up with. Good luck with your renovation!

Are you planning to hire an architect at some point?

Do you know which walls are load-bearing?

Why is there a bed in the closet? It is not legal to have a bedroom with only one means of egress.

A crawlspace is underneath a house, not part of the living area.

Why do you have two fireplaces side by side?

A couple suggestions for you to chew on.

1. Consider getting rid of the peninsula in your kitchen and switch to a large island with an overhang for sitting. Peninsulas close you in to your kitchen a lot, especially with more than one cook in the kitchen. Plus corners are always an awful place to access whatever you've stored there, and if you do drawers you have alot of wasted space in corners.

2. Master bath. Unless the walls are already configured that way I'd do a standard bathroom configuration of door, vanity, toilet and then the shower along the window wall. It will save you a bit time on framing and drywall as well as give you a nice bright shower.

That closet/den idea is just nasty. You cant have a room whose only access is through another room. Well, you can, but you can't list that as a room when you go to sell the house.

And why would you tie-up a prime corner space with a closet?

So, somebody has to walk from the upper right bedroom through the public spaces of the house to get to the bathroom? Really?

The HVAC should be away from things and near the water heater--cheaper installation.

Lake house rental trying to maximize the number of bodies it can "sleep."

If you want seating at the peninsula show a counter overhang.

Consider moving one of the bathrooms so it is conveniently accessed from the patio.

Is this going to be a rental? if so do you really need a master?
