Thanks so much Studio! What wonderful ideas! I know that laws are different everywhere, but do you know if I would need to work with an engineer to build these retaining walls and manage drainage?

I see that you're an architecture firm, if I wanted to get plans and mock ups done before I start my renovations and landscaping is this what a firm like yours would usually do? I have done many home renovation projects, gutted kitchens, bathrooms, etc, but have never had to work through removing load bearing walls, drainage issues, and more.

A firm like mine can take your ideas, needs, wants and desires and develop them in an interactive and collaborative way. I'm new to Houzz and have only picture posted. Per the website you would at least have a set of hand drawn drawings and sketches. if more definition is needed is can be drawn in CAD. There are programs like Sketchup and Revit where the building can be modeled in 3D.

Withe respect to retaining walls as long as they are low, below a certain limit as prescribed by codes they are not required to be engineered.

Depending on how the home is framed you may not have significant issues. if the main floor roof is framed with roof trusses that span from exterior wall to exterior wall, then you have max flexibility.

Every jurisdiction is different. If you did you best to sketch up a few plans of what you wanted to do and got the local code official to talk to you, he could tell what is required for a building permit and any engineering required.

The builder desk at Lowes, Home Depot and Menard's is a good place to go for feedback. You might get a referral or two for a local architect/home designer, as well. Generally speaking an architect is not required for residential work. But the building department may require an engineer for selected portions of a project.

I like the idea of terraces for that area but would want them to be productive gardens. Maybe do as you said and make the back the front and the front the back - gardener's paradise.
