I would start would start with an architect since you are speaking about moving walls and renovating.

It looks like that room is a living room. I dont see another living room, so would think you need that space for what it is. Other room is a dining room on the plans, guess, if that is the one you are talking about, I would set it up as a dining room. You have a nice layout now, I wouldnt be spending thousands and thousands changing it. A dining room, could also be used as a sitting room, a library, an office, a kids playroom, almost anything without doing renovations.

You don’t need an architect. You just need a good interior designer and to change the room functions around. If you aren’t formal

dining people, you still probably need a quiet spot for people away from the TV. You can easily accomplish that with a few minor walls and French doors, to keep that openness. Add a few bookcases and some comfy chairs, etc. That won’t affect it being staged as a dining room later at resale.
