Big wet room vs tight squeeze

Hi, longtime lurker, first time poster here.


I am helping my parents with a house flip and there is a current debate on having a big wet room with the tub in the shower or having the two separate.


Things to note: the house will have a modern design, the freestanding tub will be jetted, and this is the only tub in the entire house. The other bathrooms have stand up showers.


I'd love the Houzz community's thoughts and input on this!

    I should clarify: The master and master bath are a garage conversion plus addition. The master bath portion is completely new. The extension had to match the width of the garage conversion and could not go farther past the back of the house.

    It's a bad design, no matter what. And yes, it will lose you money.

    Neither of those is a great layout - there isn’t enough space to have a separate tub & shower and the whole wet room thing doesn’t work either. It looks like you’re trying to cram 10lbs of stuff in a 5lb bag. Do a simple tub/shower combo which gives you more space to put in some storage with either a bigger double vanity on the back wall or 2 vanities (and storage) one on the back wall and one on the wall where it’s shown now vs. (again) cramming 2 sinks in a space that really only fits 1.

    Unless you live in a very tight urban community with a high cost of living, a garage conversion is usually a BIG turnoff. It's rarely done correctly or well. Done well includes permitting, and eliminating the current driveway, and adding a new garage and driveway. That 150K-250K expense might add 40% in value to the house on average. But that's only IF the rest of the houses in the neighborhood have done something similar. If no one else in the neighborhood has done it, you do not want to be the oddball. Most of the time, it is designed and executed so poorly that it's a complete waste of funds. As exemplified by the above bathroom.


    In house design talent and an in house GC, plus buying well BELOW market value, is the route to a flip success. TV is a lie. TV renovation prices are a BIG LIE. Most flippers lose money. Just like this will do. Unless you inherited it and paid nothing for it.

    Neither option is good. I would re-examine the whole project.
