Living room layout/design help!

Hello! We just moved into a new place and need some help with our living room layout, and new furniture if you have any suggestions. We have a gray sectional from our previous house that really doesn't work here. The space is a little awkward with a large fireplace next to a recessed area for the TV, which we are going to mount and have a console underneath. Our old console is too wide and doesn't fit, and the TV barely fits in there. The windows were a huge selling point for me, and I really hate the idea of obstructing the view.


My current idea: sofa that faces the TV/fireplace, two chairs on either side.

Windows: would like to get rid of the treatments. I think I'd like long white curtains in between the windows, but sometimes when we come home from night shift it's nice to be able to darken the room, so I don't know.

Furniture: the I would like the sofa and the chair near the windows to be as unobtrusive as possible and not block the windows to a large extent. I've started searching for sofas that aren't too deep or tall, but haven't found anything I really love yet.


There's some photos attached, and the layout I'm considering. The dimensions of the room are close but to be honest I just made the furniture a little smaller because it looked huge. The room is sizable so I don't think it would be too hard to fit those pieces in.


Please let me know if you have any suggestions on layout or furniture/window treatments. Thank you!! By the wall, all the trim in the room is now white.

    You really need to sketch this to scale. Make sure to note the openings to other rooms. Off hand, I might consider a low-ish sofa (but because my hubs is tall and picky, not too low of a backrail) with chaise on one end. (The end that would be right in front of the fab windows) & a leggy chair on the other side. What is your style... besides liking very pretty houses ;-) Congrats!

    Thank you! I was looking for our tape measure today but with the frenzy of moving it got thrown in a box and I couldn’t find it. I estimated with a tape measure for clothing. I’ll find it later today and make a room design that’s accurate.

    Don't ditch those window treatments till you've lived in the place for awhile. You may discover you really need them at different times of the day and/or night. And they're pretty unobtrusive, so there's no reason you can't have your curtain panels between the windows as well.

    I would actually put the sofa on the wall facing the windows. Great view and you will also be able to overlook the whole room from there. Will you feel comfortable with the back of the sofa towards the kitchen?

    I do think that’s the best solution for a layout. Unfortunately, the problem is that the house is a bit elevated on a hill, so when seated in the room, all the greenery and a little river are in the bottom half of the window, which is blocked by a sofa. We have our sectional in the room now, and when sitting on it all I can see is the sky, not the beautiful stuff on the ground. It’s really annoying to be looking at a couch when I want to see everything behind it.

    Here's a more accurate room layout with the dimensions of the room and recessed area for the TV. The very simple website I was using doesn't really let me specify an open archway or change the layout of the walls to reflect the recessed area in the corner with the door, but I don't think it matters much. I'm more concerned with having seating for at least 5 people, not obstructing the window view, and giving everyone a good view of the TV. I was thinking perhaps the chair on the left should be a swivel chair, to allow someone to turn and watch the TV better. I could do without the chair there at all, but would like to have family over on occasion and it would be nice to seat more than 4. Do you guys think this would work?

    I think your seating arrangement above looks fine. Just be sure to measure carefully and know the largest furniture pieces you can accommodate, and then don't exceed those.

    Hi!

    I would consider a large rug that will fit all of the furniture. It’ll help anchor the seating area in the middle of the room. Also a side table behind the sofa to give you 'protection' from the opening to the kitchen.

    I work with Feng shui and it can give you a very uncomfortable feeling to have your back towards an opening like that.

    Thanks everyone! We ended up getting an extra long sofa that isn't too tall, and has short arms, so it doesn't obstruct the view of the windows or feel like it's blocking off the kitchen. It also has an ottoman that we arranged in the same way as the sectional some of you suggested above. Still looking for a chair, but I like the way it's coming together,
