My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Must make small room do double duty!

Downsizing to 1040 'feet in a pretty rental in Alexandria, VA. Here's the challenge.

The second bedroom is just 10'6 by 10. The room entrance and the 5 foot reach in closet are on the north wall. Directly opposite the door, starting "4 in from the corner is a double window.

How do I sleep two adult guests comfortably and have this be where I watch TV - which I do alot. TV is 55". I'm hoping the wisdom of the crowd will have a solution that doesn't involve bunk beds or lofts. Very grateful for any ideas.
