None of these options seem like good ones. First, moving a kitchen is not a simple, easy, or cheap option. And in a condo it might not even be possible. How often is the child going to be staying in the room? Also can you even legally add a den/bedroom to the space? Condos often have rules around that.

Clear all that up first, but I don't see how you're going to do this without eating into the living room space.

Thank you so much for your comments. I will leave measurements later and add pictures so it can help better. I'm aware that a bedroom to be legal has to have a minimum size and a window (didn't know about closet) nonetheless I can make it a den that I use as a kids room.

Also, to leave clarity in the den I will do some kind of separation as below

You still didn't answer how often the child will be in the home, but please don't give a child ZERO privacy by using glass partitions and no door. They're only 8 now, but in just a few years they're going to resent not having a space to escape to.

@ Sina Sadeddin Architectural Design : thank you for your comment. I will have to ask the condo association that was in my plan for sure. Let me precise, I said I don't want to eat too much of the living room, I didn't mean at all :)

I have a large master bedroom maybe could be an option to divide. I really want a separation with walls but need the lights.
