One sink...how many times do both of you use the sinks at the same time? A kids bathroom would be different.

Double vanity. Especially if you’re thinking resale value. My husband is a slob, I wouldn’t share a sink with him, but a tub is a luxury. Plus isn’t a double vanity a lot cheaper than adding a tub?

Though I know when I sold my last house at least one buyer didn’t buy it because the master bedroom didn’t have a soaking tub. It did have a two vanities. Still had a bidding war and sold it in a week, so that didn’t matter to the people who bought it.

Thanks for all input. The cost difference isn’t an issue just more wanting to hear peoples thoughts. Before the hot tub was installed it wasn’t eleven a question but we now have one overlooking the river so it’s the best place to soak.

I like storage in a bathroom. I would go with double sink vanity because you get a cabinet. If you choose to go for a double sink vanity, make it at least 6' long and the sinks far apart so that you have a good length of continuous counter top between the sinks and a good size set of drawers in the middle of the vanity.

EDIT: If you choose a tub, make sure you have enough room around it to be able to clean it. If not, that would be another reason why I would choose the vanity/cabinet.

Larger vanity and storage

Bathroom storage is really nice to have. I'd go with an option that allows for that, especially since you have many other soaking options.

Are double sink vanities a thing in other countries or is it just an American thing? I'm just always astounded when people say they can't share a sink with a partner.

Do you use a soaking tub? If not forget it and get a bigger vanity and IMO a single sink but good storage. Unless you are flipping the house do what you like and forget the imaginary buyer down the road, who knows what will be “in” in 5 yrs.

Dislike double vanities, wish I had a tub in my master bath, so now I look for those when house shopping.

Double vanity is a feature element of master bathrooms if you have the space for it. You have a bathtub elsewhere in your home, so don't fret about installing a shower, only.

Depends on whether you'd use a tub. Apparently lots of people are going without. In our build a tub is non-negotiable because we take baths frequently (but the shower is separate) and a double vanity just seems like a waste of space.

If want to know factual resale value comparisions, then ask a local Realtor with access to the MLS to get CMA(Cost Market Anaylsis) or even better an appraiser. Ask them which remodel decisions will benefit the resale in the future.

They are the best ones to ask this type of question, because appraisers figure property values for clients, banks, Realtors,etc. They are a wealth of factual knowledge in their area.

I would even pay an appraiser a fee to know in advance what to do now, rather than find out later that my remodel cost me later in resale profit. $ well spent, imo.

I would always go with a double vanity in a remodel. It will help when reselling the house.
