Build New 1700sf Shell VS. Renovate 1920s Shotgun

Currently, I'm renting a 1 bedroom apartment. Im considering buying/building a home for a lower mortgage and ownership/equity (my location is pretty affordable for housing).I personally have never liked larger homes, and living in a pre-early-1900s city, most of the homes for sale are luckily smaller. However, due to economic decline and simply the age of most of the building stock, most havent been updated properly.I've been presented with a couple of options:1) buy an existing (1900-1920ish) bungalow with a shotgun layout. Will likely be a gut job requiring full wall removal/relocation, MEP, and structural to reconfigure layout. This home would eventually end up as a 2bed 1.5 bath. The standard 3 bed 2 bath resale value equation is not important to me or yhe market at this time.The bulk cost here is not only buying the house and land as is, but then a massive (albeit long term) renovation.2) purchase a cheap lot, and build a smaller 1500-1700sf home, as a shell. Full unfinished basement with 2 stories. Likely 2bed 2.5 bath with rough-ins for a 3rd bedroom and bath in the basement. With the exterior walls and roof up, and MEP in place i can install just about everything else there.This option has the upfront cost of materials, labor, time, drawings etc. Some of which i can likely do myself. And again, with a shell, it is an over time thing.Looking for opinions from anyone with experience or from builders who can offer some sort of cost tradeoff advice.The goal would be, overall, to have a small-average, efficient home, that would likely still end up costing less per month than what I rent for.
