Has anyone used Khov as a builder? Reviews please

Yes I have. I’ve seen similar poor ratings on every tract builder in the area. The only one with good reviews on consumer reports was kb homes (clearly paid for). I’m looking to gather even more reviews. If you don’t have experience with them please withhold your trolling comments.

With the large production builders the building experience can be very different depending on when it was built and the location of the development. Having a good development manager and building supervisors at the particular location you are considering will make a big difference. The good managers are rare, so do your homework. Go around the neighborhood and talk to homeowners who have gone through the process in the neighborhood you are considering. Search for any lawsuits that might have been filed.

My parents built a condo with Hovnanian in NJ around 1998. They lived there for about 6 years. As far as I remember the building experience went fine and there were no major issues with their unit or others in the large development. But that was before the real estate boom and bust.

I am closing August 14th with K Hov in Ohio and they have been GREAT! I did pay for my own inspection which was done last week and the inspector even commented on how good of a job they did for a production build. Do't get me wrong there were a couple minor issues but they also weren't finished with the house completely yet either. They have been responsive, informative, and very nice to deal with. I read a TON of reviews and it seems like all production builders have some level of complaints. The way the world works now a days, if someone has a bad experience they will ALWAYS post about it but many times those with good experiences just figure meehhh that the way its supposed to go and wont take the time to post their positive experience. What Chispa said above IMO is spot on, its all about the construction manager and the team at each community. I did exactly what he/she sugguested and drove around the community and asked people about their experiences and out of probably 10 people I talked to they all said they were happy.

Bought a house in September 2019 from the KHovnanian builder. My interior paint for my den was chipping due to the growing and shrinking of the house during the seasons so I reported this issue in March 2020. The builder rep told me to wait until a closer date of when my one year warranty would end so they can clean all the chipping paint all at once. Here comes September, I reported the issue again, and still no one came to fix the chipping paint in my den. Now it's October and I won't even get an email or call back. Thank you for nothing Khov, now come fix your mess.

Next issue. During the process of buying the house, the builder and Manticore did not pay their property taxes and when the title was switched to the home buyer, the title company somehow missed this issue and homeowners are stuck with the bill many months later. Khov never paid for their property taxes for a number of their homes so a lot of the new home owners are slapped with a property tax bill that is owed by Khov. I have county tax Assessor and title company emails and supporting docs to prove it. Come pay your property taxes, Khov!

so many items i had to contact the warranty department for. my hvac vents make weird ticking/knocking noise that they have yet to completely resolve. during construction the installers left grout stains in my shower pan and the service department manager will not fix it because it was not noted during the walk-through. i didnt notice it at the walk-through because the house was still dirty and hadnt been cleaned yet and it blended in with the dirt and dust. my siding fell off of my house, also had warped siding. siding is making a popping sound. my subpump was not installed correctly and had stopped working. nails in the stairs carpet that hurt. leaking pipe in basement that needed to be fixed twice. had a large gap in my molding on kitchen cabinet and air bubbles in another. caulking in my kitchen and bathroom is already coming apart. I wish I didnt buy a house with this company. If i wanted constant repairs i would have brought a fixer-upper. not happy with craftsmanship and quality of house. this process has been mentally exhausting. the sales team was excellent though.
