Ceramic wood. Light oak ish.

Wouldn't the light colour polished tiles show dirty or stain more? Or the grouting becomes dark colour. This is what I heard from those who have light colour polished tiles.

In my experience anything polished is hard to keep clean especially if you use a steam mop as it leaves streaks which then need to be buffed up by hand.

I agree with rinq, if you go for tiles, go for lighter ones, and a light oak would be lovely and look much friendlier and warmer than a black & white contrast.

I would personally probably choose an LVT (Luxury vinyl) floor though. Softer, warmer underfoot, no grout, less noise, UFH possible.

Polished porcelain tiles are a nightmare to keep clean and anything dark will sap light. Agree with above comments, a light wood or light wood look tile would be much better.

My sister in law has beige highly polished floor tiles and she said it was a big mistake. Every crumb, every footprint shows up and she’s always having to hoover and mop the floor. On the other hand my step daughter has wood effect porcelain in a Matt finish and it looks fabulous. She also has underfloor heating with them. I think you do need to bring warmth into the room and a wood effect porcelain tile or LVT would look amazing.

Nothing polished ;) And good quality grout can be cleaned. There's even epoxy grout.
