I moved into a house with a mature star jasmine, which I love. But if I don't watch, it seems like it will swallow the entire house. I mostly just come at it with the clippers whenever it gets out of line. I want to:

1. prevent it from overtaking other plants and the electrical box it's intended to conceal
2. encourage maximum bloom and fragrance
3. keep it from growing so tall I can no longer trim the top without a ladder

When I cut it back, I end up trimming what sticks out most, which is almost always new growth. Am i hacking away the best parts of the plant? Should I be doing some kind of rejuvenation? Or is there another strategy I should use? You can see from the pic of the main trunk that it has some very thick and old branches deep in there...
