We recently bought a home that has the laundry and toilet all in one room. In the back of the room is a wall divider to hide the furnace (which is really old and needs to be replaced)

ideally i would like

a functional laundry room separate from the bathroom, as this is the only bathroom on the main level.

Advice and design ideas needed!!
