We are in the process of buying a 15 year old house in Northern Virginia. Last week we were doing the final walkthrough and found these brown stains on one part of the basement wall (they are not on any other basement wall). It turns out this wall is right underneath the main door door entrance. This issue was raised to the sellers and they had it inspected by a plumber. Their theory is that they had performed water power washing few days back, and there is a crack on one of the stone walls on the bottom left of the main door. Water from the pressure washer apparently slipped through this crack into the basement and hence the brown strains on the insulation the basement walls. The home inspection was done few weeks back and didn't reveal anything with basement water issues. Does this explanation of water leaking through the main door cracks make sense? I am not sold on this and thinking of getting a structural engineer examine this. Closing is next week which will get delayed if i get a structure engineer involved. Would greatly appreciate your inputs. Thanks for reading. Pictures are attached.
