where would you put the washer/dryer?

Thanks to everyone that has entertained my questions so far!! Renovating small vacation home at the beach. No views. We don’t plan on living there full time and the neighborhood is probably 75% vacation/second homes....

So where to put the washer/dryer??

We could keep the washer/dryer on the 2nd floor as pictured and leave one shared bath on that floor.

Or we can move the washer/dryer to 1st floor in pantry by bathroom (revising to powered room) and back entrance (near an outdoor shower) which would enable us to move shared bath to where laundry is pictured on 2nd floor and create a 2nd floor en suite bedroom w/private bathroom...

There is also a small third floor that has a master bedroom with private bathroom..

So moving washer/dryer to 1st floor would be easy access to toss in sandy towels and give us two en-suite bedrooms.. But keeping it on 2nd floor would leave larger laundry room for storage etc close to bedrooms and more closet space on 1st floor..

Thoughts? Help!

I don't see space on the 1st floor those washers and dryers are deeper than standard closets and it would encroach.

How much will this cost? Is it worth it to you? The W/D closet needs hook-ups, a vent, new machines maybe (so $5k?) and the the cost of a new small bathroom (20-25K?, sink you have plumbing going there). (btw, have you laid out the new bathroom to see where things will go? It could be a tight fit. You need 30" for the toilet. So if you put it and the shower where the W/D are today, you have a 30" wide shower, which might feel tight) I'm guessing you and your spouse will use the suite on the third floor and the rest of the rooms are for visitors: family and friends. There is another full bathroom on the first floor, so people can use that if there is crunch time getting ready. Only you can decide if it's worth it to you. Or you could spend the money on...many other things (or invest it, so you can retire sooner and spend more time in your vacay home??? ;)

If you can find the room (and afford it!), in a beach house the closer to the outdoor shower and where people enter with sandy wet towels from the beach, the better. You do NOT want those going upstairs in your house! Think "smelly, mildew, nasty"!

Sorry should have clarified this is a gut renovation. Everything within four exterior walls will be new so we have time to make either decision.

The bathroom on first floor is going to actually be a powder room with the entrance facing the entrance to the basement stairs.. and the closet behind it would become a pantry with washer/dryer..

@Mark Bischak, Architect Yes LOL thanks! That was a total oversight when some things were revised... The entrance will be straight down the stairs now and the 1st floor bathroom will be a powder room. We have an outdoor shower and I just don't think we'll need a full bathroom on the first floor. Thanks!

Definitely move to the first floor and expand the bath on the second floor
