I guess my first thought is to figure out how to handle the ceiling all those wires should have been up out of the way along with drains and the sprinkler heads. Did the builder not know you were finishing the basement IMO a lot of this could have been thought out better. How high is the ceiling in there? Do you only have the one window? You will need to do a to scale drawing with all the measurements clearly marked too.

thank you. I am a second owner. previous owner was involved with the build out. any thoughts on ceiling and working around sprinkler head?

Not sure what a build out is but the sprinkler heads will need to be lowered no matter what you use for ceiling material . IMO a dropped ceiling is going to have to be considered and it is hard to tell how low that drop will need to be in a 7’ 10” ceiling height every inch counts.
