I don't see anywhere to put it on the main floor without extensive work. Could you seal your basement with Drylock. Paint a shade of white. Paint the beam white and cushion with foam on the edge you hit. Add GE Daylight bulbs to any light fixtures or even add more lights.

There are lots of flooring that are waterproof that would brighten it up. Lowes has some nice colors that are floating floors. We put this down in the kitchen and I love it.

Okay, you would have a choice of bathrooms to do that. Could it be set up to look like a buffet unless the doors were open? I would most likely pick the back one.

Are you willing to get rid of one of the eating spaces? The dining area could be combined with the kitchen to incorporate the washer/dryer and one larger eating area. It really depends on your budget.

How do you use the dining room, given that it is long and bisected by walkways?

Is your dryer gas or electric? Is there an area where it should NOT vent to?

I would put them in a closet by the bathroom on the south side. Run them along the wall to tie into the bath. Make your dining room area on the north the main eating area and put two comfortable club chairs and a small table in the breakfast area so people have a place to sit and visit with you while you're in the kitchen.

Dryer is gas. Funny you should ask about the dining room. I have a small dining room table at one end and a couch and a TV at the other. Yes that’s an awkward layout, but with the “living room” all the way at the front of the condo, it makes watching tv while you are cooking a pain in the butt. It’s also a hassle if you just want to grab something to drink while you are watching tv. I basically live in the kitchen/dining room area. The only reason I haven’t moved my table and chairs into the kitchen is because they are slightly formal (upholstered chairs, oval pedestal table) and they just don’t look right in there. I have contemplated taling over that entire kitchen space and putting the w/d there, but I wasn’t sure if that layout was the most optimal use of the space.

That being the case, I would put them in a closet just inside the back kitchen door.

What about the hall closet? You could do a stacked washer and dryer.

There is a hall closet at the bedroom end you might have room for a stacking set there, I don’t see the size and if you did that you could do a row of Pax closets in the that bedroom to much better advantage for proper clothes storage.

Another option might be to build a closet that opens into the hallway in the dead space of the 19x18 bedroom in the upper right corner behind where the bathroom door opens into the room. You would have access to the plumbing from the bathroom sink right next door.

In order to move the WD as inexpensively as possible, you would probably need to switch to an electric dryer since moving a gas line would be expensive.

Having a ventless dryer would enable you to place the dryer without needing to add expensive exterior venting and/or have the dryer placed on an exterior wall.

Without taking into account plumbing and gas line and venting, I think the best place is the niche between the living room and the smaller bedroom. Take out the closet, turn the whole space into a laundry closet with doors. (Maybe ventilated doors)

Here’s why:

It‘s closer to the source of most the laundry.

It’s out of the open area where you spend most of your time. You wouldn’t want the machines rumbling in the same room while you cook, eat, watch tv, etc.

You can replace that closet elsewhere. Is it a guest coat closet that you really need? Use stacking units on one side and the closet alongside.

Or, another option: that 19x18 bedroom is huge! Can you steal space from it to put a laundry closet facing the hallway?

You’re 17x15 bedroom. The door moved to over by the bathroom and the two closets plus could easily become a deep laundry closet along the long hall. You could place another closet for the bedroom behind. You’re dryer venting will be the only issue.
