Building a Home Remodeling Design Dilemma

My husband and I redid this house nearly 4 years ago and put alot of money into making it work for us. We put in nearly 100K of upgrades and fixing it up.

With a third baby on the way, we would rather not sell, but put an addition on. What do you think the cost of putting an addition over the front porch (while also expanding the front porch out front)? Any ideas on how to make the house flow better? We are meeting with a contractor and designer to figure out the best way to do this in the next few days. Open to any and all ideas! I put a picture of our current set up and what we would be interested in doing.

We have figured out how to get hallway into the an addition over the front porch area (extended 16 feet out over the ground below). Any design ideas are welcome.

I suggest getting a local architect that can personally investigate the myriad of information and existing conditions needed to come up with the optimal solution.

Someone needs to check with your local municipality to find out what the required set back for your home is. You might not be able to add on to the front of your home.

Your only option may be to extend over the garage

First thing I thought of was the setback requirement is. But do you really want to meet with someone now? Can you do it through a zoom meeting?

It’s time to sell and move. Not chop up that house into an even more money losing situation. Cut your losses. Those are sunk costs. You’re not getting better payback. You’re just throwing away even more money.

If it is even possible I bet that would cost you more than the 100K in upgrades you already did to the home previously.
