furniture layout help

how would you layout furniture in this living room? The space needs to accommodate TV. ideally the view is the focal point.

photos are from listing- we will purchasing new furniture for the space.

    Could you do a sectional or two couches across from each other to allow for viewing the TV but also the beautiful view?

    Can you provide standard photos? The stretched realty photos are misleading as to exact size and scale of the area or how architectural features relate. I certainly wouldn't want to miss that view! Do you have warm and cool seasons there? You might go for versatile seating that could move to cluster near the fire at one time of year, and at the view side of the room at other seasons. You could do TV at one end, games in front of the fireplace and view seating at the triple windows. A scale drawing of the floor plan would be helpful.

    Tv where art is now. Art where mirror is now. Mirror where tv is now or above fp

    I think that wall where the art is will be much smaller and with little seating area in front of it when we get the floor plans, happyleg. That was my first thought, but these photos are so stretched that I really don't think we're getting the true perspective. I'm willing to wait for more info before making any decisions.

    Where to put TV? Left of the FP it will be in a traffic path to the dining room and will pick up glare from the windows. At the other end of the space, you could float a sofa perp to the FP and windows, facing the 10' wall where you hang the TV on an articulated arm. Use a pair of swivel chairs to make an "L" with the sofa, their backs to the 5' wall by the windows. Then behind the sofa you add a game table and chairs out in front of the FP. The other major seating are focuses on the windows. Perhaps more swivel chairs in a grouping around a hassock or coffee table. You could also do two chairs facing the view and use a backless settee at the window. What kind of views do you have from the kitchen? I'd seriously want to open that 7.5' wall so I could see the view from there.

    kitchen is long and narrow. once we save up we will deff take out the wall between kit and living room (possibly open up whole space). fireplace is very large for the space... we'd like to remove it as well when we open the kitchen

    note: the circle coffee table in the drawing is 47" and should have been 38".
