Your plan to do framing and electrical seems reasonable. I don't believe you need a GC, but you'll have to do the leg work running down the subs. Everyone is busy right now, so if you could get your end of the work done now, you may have a better chance getting subs interested this fall or winter. Do some research into the best methods to frame and insulate the foundation wall. I'm a believer in foam insulation board applied to the wall, then framing.

Thank you! Yes, I have been looking into it and also lean towards that being the best way to insulate. I am getting a GC come out to give me an estimate so I guess I'll see what they have to say.

I'm pretty handy. If it was me, I'd find a pro to do the framing, electrical, some of the plumbing, taping and mudding the drywall seams.

I would do some of the electrical - like installing any light fixtures not recessed. I would do some plumbing - install the toilet, sink, and faucet. I'd let the plumber do shower/tub. I can hang drywall, and depending on what I'm using the rooms for, I may try taping and texturing myself, or I may hire a pro. I'll do all the painting, and probably the trim. Flooring - depends on what you want to use. I would do a laminate flooring myself.

So the trick is finding pros who would be willing to do a relatively small job. If you go that route (doing some yourself), you need to carefully lay out the order of things, and allow plenty of time between subs, to get yourself fit into their schedules. I am really lucky - I live in a fairly small city, and I know a general contractor who is willing to do odd jobs for me; I know a plumber and an electrician I could work with.

So do you have more time or money? Doing some of it yourself is going to take a lot longer.
