I've not had appraisers come into the house when I've had appraisals done. They've done a drive-by. Even the insurance verifier didn't go in the house.

Closets are Not a requirement for the IRC evidently. But some appraisers may still require them.

I do assessments/appraisals for mortgage purposes for private investors and I wouldn't see your "office" as anything other than a closet with the doors removed. I would only note that adding doors would be a minor restoration expense in case of default.

Our own home is being appraised this week. No entry at our request. However, we will stream a walk-through to the appraiser.

We just refinanced this week and the appraiser went into every room. If you note that the doors are still available it won’t be an issue.

You could put a drape over it, easier than putting closet doors back. :-)

It's a case by case basis as to whether your lender will order a report that will involve an interior inspection. A common report that is used is a drive-by appraisal. The appraiser will drive past, take a picture and do all of their research for the report online. You would never know that they had even been by unless you just happened to see them taking a picture. Ask your loan processor if they require a standard report or a drive-by.

As an appraiser, a closet is not required in order to designate a room a bedroom. At it's most basic, a bedroom must be a minimum of 80 sq. ft., be heated and have a window for egress.

I wouldn't worry about it. If it would make you more comfortable, you can inform the appraiser that the doors and rod are being stored. But, it's really not necessary.

In some jurisdictions, to call a room a bedroom, it must have a closet.
