What is a "modular"? Is a house that is rolled to the site or is it partially built off site then delivered to the site and assembled there?

You need to be sure you understand what products and scope of services are furnished by the modular manufacturer and what you or someone you contract with needs to do in order to prepare the site for the delivery, make all the necessary utility connections, and whatever finish work is necessary in order to obtain a certificate of occupancy. And you need to understand what every aspect of the build costs and whether you are adequately financed to take it to completion.

By “builder” are you referring to the person/company that is setting and finishing the home, a sales rep or the actual manufacturer?

a modular home (comprised of boxes set on site) or a manufactured home like a mobile home?

Modular. Not a trailer. sales rep/dealer. I think most communication with the factory would go through him.

After pricing modulars vs stick built we’ve decided just to have our home stick built. Modulars are cheaper but not by much and we couldn’t have the plan the exact plan that we want built as a modular.
