Not a flip. That’s just how TX does things. One of the very few places that “done it this way for 30 years” site sprays house paint or old fashioned lacquer for cabinets, with bugs and dust and painted hardware. It’s just typical TX roll your eyes “custom”. And it will be a repeat performance inside 4 years.

Are you moving to Texas, Joe? If so, and if you’ll be driving there from FL, can I persuade you to take I20 at least part of the way? I have a job that I know no one around here can do to my satisfaction (which is mostly your fault, btw). It’d be a great addition to your portfolio—it’s a good challenge.

My Dallas condo, kind of like that. It looked like they just stood in the middle of the room with a paint sprayer and and hosed it all down with the sprayer. At least the kitchen and baths were wallpapered with oak cabinets so no paint, or they were put in afterwards.

Painted door hinges, if they are painted all one color, are not the worst of my nightmares, but I could not tolerate painted cabinet hinges and would have to replace them - it's not as difficult as replacing door hinges.

I would remove cabinet door hinges to paint cabinets, but I mask off door hinges, which is not difficult.

I've noticed a lot of painted door hinges in Texas also, but I also have some painted door hinges in Cathedral City, but at least they are painted all one color. I do not think it is worth replacing these door hinges. I replaced my bathroom cabinet hinges because they were oil rubbed bronze, like the faucets, and replace everything with brushed nickel. For some reason, oil rubbed bronze always looks dirty to me.

This will serve as the second "Yikes!" for, "That’s just how TX does things."

Painted hinges are a pet peeve of mine. Especially 120 year old hinges with 100 years of (lead) paint. 😣

We moved to Texas 8 years ago and I question many of their building practices. We had painted hinges on all door hardware and hinges as well. I painted all the doors and replaced the hardware and hinges when I did. Really crummy build practices. Just get them up fast, brick them so they all look the same and build them close together with no yards. We have to have foundation work done next week.

@leighd73 My youngest just bought a home outside of S Austin and we found out that foundation problems are common in that area as well as Dallas and Houston. I don't know about the rest of TX, but was surprised to learn that foundations in TX have to be watered!

My girlfriend has family in Dallas. She wants to spend more time here, but I plan to stay a Floridian.

OT about clay and foundations: Clay can take a long time to settle, so if the site is graded at all, or when the foundation is dug/utilities installed, even if that soil is recompacted, you can hardly get clay to its maximum compaction even when you try hard, and many do not.

My house here in MO was built in '89, walkout ranch, so the ground slopes down on either side of the house from front to back. Soil is clay. After the 2012 drought I really noticed the ground sinking around the house. My neighbor had their water supply line break under the front yard. I've had to raise my air conditioner as it had sunk below the elevation of the surrounding yard. Couple years ago I had someone fix the sinking driveway where it met the garage slab, and we found a foot deep VOID all along the front of the garage. Good thing I had that filled before the driveway slab cracked. And I'm adding soil all around the foundation to keep water draining outward. Clay can be a pain.

At least you were not building a house where the master bath backed up to the garage. The master toilet was supposed to be up against the wall that attached to the garage.

Went out to look at progress---- the plumbing for the toilet was about 2 feet inside the garage 👹😳😭 The 2x4's/framing looked like big box stores threw in the trash.

Shortly after this 'semi custom' builderwith a LARGE WELL KNOWN COMPANY was caught using 'illegals' from Mexico who could not read...

We pulled out of the build without any trouble...

I lived in central TX (a wonderful place) and on the coast as well (a not so wonderful place unless you're an entomologist.) It is amazing that the norm is building and painting cabinets on site, but that was my experience, too. Hopefully it's not the case for higher-end homes.
