I think you can fit your design in but only if you push your play area up a bit with dining table overlapping the line of where old/new meets.

Any idea on how to fit the space to do yoga? Ideally need a 2m x 2m space for that. Not sure how to fit it all in.

I think the key here will be good built in storage along the right hand side so you can put the children’s toys away and create a flexible space. The furniture looks a bit too crowded at the back, so putting in banquette style seating also along that side wall will mean you can push your dining table to the side to maximise space in the extension. How about moving the door into the Utility Room so that is accessible from the Kitchen side, thus freeing up the wall where the current Utility room door is, and I would recommend you have some form of wall storage on that wall, as you don't immediately see it when you walk into the room. The kids benches could be off that wall too, so that on either side of the chimney breast and as you walk in the room you could have some open shelves / artwork. When the kids are not playing, you could turn this area into a yoga place! And yes, I agree your table could overlap a little with your existing house, unless you have a large beam above, not hidden in the thickness of the floor joists above. Also, I wonder if a round / oval table will work better in your case, and don't forget the lighting relative to your rooflights!

@Eulinea Ltd @Jade Jefferies thanks for your ideas! I've taken it onboard and I think I've found a different configuration that makes more of the extension space. The middle room is a difficult one as it could easily become a bit useless and also having the kids playing in an area that's a through-way to other parts of the house will likely mean stepping over and around kids and toys to get around!

So what do you think of this configuration below? I think moving the kitchen to the middle room gives it a proper purpose and means that things are less crowded in the extension, plus it gives room for a small office space, which we realised we also need. There will be two skylights in the extension roof, one over the chill/kids area and one over the dining table.

That is a good layout, Ollie - with one set back:

The extractor fan, it will be a long way to bring it out all the way into the garden external wall, pass a steel beam in the way. Not impossible, but a little tricky. You may find you are happy with just a recirculating filter, I don't know.. You will need a fan for the WC and Utility anyway, to pass the regs, that's why I thought the Kitchen in the previous location was a better option. Irina

Thanks @Eulinea Ltd. To be honest the extractor hadn't even crossed my mind! I agree it would be good to push the smells outside. If the kitchen is in the original place on the left it would be very easy to just extract up through the roof.

For extraction for the downstairs toilet and utility rooms - does the ventilation need to connect to the outside, to comply with building regs?
