Copper needs copper; even copper nails. You can't counter flash with aluminum.

By "sealed against the stucco", is this counter flashing surface applied with a caulk joint on top, not through the stucco? Not a good detail. Any water that gets through somewhere above goes right past that flashing into the house.

If they made a cut wheres flashing is bent and inserted into that channel they did it the right way, they should have also make a turn and run the flashing on the face of the chimney.

If they just ran a bead of caulk and pressed flashing against it, that is the wrong way of doing it, it will not hold up.

As the flashing goes, that is something that should have been specified in the contract, if not, if there was original copper flashing installed they should have asked if you want to use the same flashing because that bumps up the cost and certain roofing companies work with copper, most sub the work out to install copper and they do the rest.

Aluminum or Galv in contact with copper will cause a reaction and eat the copper and or aluminum.

Where are dissimilar materials in contact? Difficult to judge the work without knowing the materials and the actual detail. Is the dark counter flashing copper? Is the step flashing not copper?

If you are only concerned with the height of the flashing leave it alone.

They didn’t use copper in this section but we had wanted copper flashing on the roof...they used copper flashing in all of other parts. (Not under this section). so it’s strange that they put copper everywhere else but used the black metal here. And I just want to make sure it’s actually done well as it looks sloppy to me.

It does not look sloppy but we have no way of knowing if it is correct or will create a rotting mess in short order.

From the ground and a picture we cannot tell. If the stucco was cut and the flashing installed essentially behind it it may be ok. If the flashing was laid over the top of the stucco and applied with silicone it is a complete failure.

Just looked back at the contract. It said “to reuse existing flashing on walls; recondition as needed. To step and surface counter flash two stucco chimneys”. I didn’t understand that by walls, he meant that area. Unfortunately had not researched “surface counter flash. ”I told the roofer once they were up there, that we had a leak against that wall into the attic and from the chimney so he agreed to reflash the wall. But it is not in the contract. So if we continue to leak will it be covered in the 10 year workmanship warranty?

Just looked back at inspection photos and it looks like there was no flashing before?
