Sink on the plan but not on the proposal?

We’re almost near the tail end of our remodel/addition, likely 2 months left..it is a huge project with many problems throughout every stages. Some we ended up paying for it just to move on, with the big one we put our foot down making the builder fixed it.

Our plan indicated a small sink in the wet bar area. We went through plumbing rough in and the plumber never put in the sink rough in. I questioned our field manager, he looked then said it can be installed later on. We’re now deeper into the stage, almost painting and our contractor still say it will be done later...but I can hear the hesitation. Our field manager is now gone/fired. The owner took over the job. I probed it further with the owner and he said the sink was never part of the contract with the contractor, he mentioned something about the points he had with the contractor. I pointed out it has been in our plan since the beginning. He is to get back to me at some point soon.

What normally happen in cases like this? That the builder mistakenly omitted something out.

I combed through our contract/proposal and although the contract said wet bar counter/cabinet, there were no mention of the faucet/sink rough in.

    I would think the words "wet bar" imply a sink? If you had a floor plan, that was used to generate the contract, and the sink was shown in those plans, then I would think the contractor needs to include a sink or give you a discount for not putting it in.

    The "wet bar" could imply where the roof leaks over the trapeze?

    Get bids on retrofitting the wet bar. Your builder will flip.

    Are the plans incorporated in your contract as a contract document? If so, I would expect your builder to construct the home substantially as per the plans and specifications. If there's a sink shown in the plans, I don't think it's reasonable to argue it's not included.

    I‘m not sure if the plans are incorporated in the contract. We got biddings based on the plans. In the past, whatever goes off the plans means it is an added on for us. So I would think the candle holds in this case.

    If he didn't rough-in for the sink, it should have been roughed-in, unless they plan to do that on the finish and come with everything through the floor ( if there is a basement) and use an Air Admittance Vent.

    That said, as others said "Wet Bar" means an area with a sink, if it shows on the plan and listed in your contract something should be wet in there.

    We want a wet bar there, so yes, we want the mini (wet bar) sink.

    I have sent an email. If it has to be, I can certainly have another contractor do the rough in then we would bill them for it. They knew about this before hand, I don’t ask for things repeatedly if it wasn’t something we really want. I think by now they know me.

    @mark - Is it the plumber/contractor’s profits or is it the builders?

    Wouldn’t the builder be responsible as he likely overlook counting the sink in?

    Your issue is the contractor you have a contract with assuming you didn't also hire the plumber. Forget emails and talk direct.


    Does your contract say "per plan?" and was it on the plan at the time of the proposal? Typically I would expect the proposal (contract) says "per plan with the following exceptions" unless it is for partial scope, which also happens a lot w remodels. It is also common that sinks and appliances get added after the proposals are completed. In spite of my earlier comments, I would expect the plan to actually have a sink showing if you wanted it included whether or not its labeled "wet bar" otherwise his trade bids would not pick it up.

    @Jeffrey, Our contract said ”Addition will be built in accordance to the approved set of construction plans and up to or exceeding building code requirements.” And yes, the sink as well as wordings of ‘Wet Bar’ were on multiple pages of the approved plans.


    In our experiences, no one entertained us with a quote without an approved plans. By now, we are fairly aware that if it is not on the plans AND not on the contract, it would be an added in. There were few things we wanted done and we spoke with the builder but failed to double check or failed to get it in the contract - we paid dearly for those (variable speed, two zone, extra outlets, etc...). In this case, they were on the plans but not on the contract.

    And no, we didn’t hire our own plumber.


    Our contract was with the builder and he subbed out to another contractor.
