bathroom sink clearance code requirement

I just purchased a vanity for my bathroom remodel and have realized it may be too deep to meet code. My understanding is that the code requires 21” clearance in front of the sink (IBC P2705.1). Will it fail to pass code if the edge of the vanity is only 19” but the space in front of the sink is OK? (See drawing)

Please weigh in if you have expertise in this area. I appreciate it!

You need an 18” deep vanity.

Thank you for your response. I have seen drawings like that, but no one seems to address the situation where a wall is at an angle. My question was posed to confirm whether the above is actually correct. Sorry to question your expertise, but have you actually dealt with this or did you just get that off the internet? :)

You must have a 30”x21” boxed out open space in front of your vanity, toilet, and all plumbing fixtures. This is building code everywhere. 18” vanities are easy to find. Find one! There’s no point in having something that you can’t stand in front of and use.

Thank you for your response. Sounds like I am going to have to return the vanity, which is not a huge deal. Just to clarify, and also out of curiosity, does the box in front still have to be 30 x 21 if the vanity is a smaller width (for example 24 inches)? Because of my angled wall, I could theoretically have a vanity that is 15 inches from the side wall, but does not have a 30 x 21 inch box in front. See pic below

    .

Also, just wanted to note that In the scenario below (and with the vanity I ordered), there is still ample space to stand in front of and use the sink. In my first drawing, there was 26 inches for someone standing right in front of the sink, so I don't really think that's the issue--it's just meeting the code requirement.

Sorry for all the hypotheticals. But logically, it just doesn’t make sense to me that the whole vanity needs to be 21 inches from the wall. In this pic, would code not allow you to go all the way to the wall on the left with a countertop? It seems like it would make more sense for the 21 inch requirement to apply only to the space in front of the sink.

Don’t doubt your instincts, @Mountain Remodeler. And remember: a “pro” isn’t a pro unless you’re paying them. There’s a lot of misinformation that people seem to take as fact on here from people who like to post diagrams. 😉

And FYI: IBC is not applicable to your situation if you live in a house.

IRC is fully valid for residential construction. And yes, you need an 18” deep vanity there. The center of the fixture must be a minimum of 15” from the side wall obstruction, and the person must be able to stand there in the middle of an UNOBSTRUCTED 30” wide space in front of the center of the plumbing fixture that is at least 21” in depth. And that’s tight as heck. Just like your toilet space requires UNOBSTRUCTED access. Or you get to rip it out and redo it when you get it inspected.

If you really want to keep your existing vanity, you could visit the office of your AHJ and show them the drawing. Ask for an interpretation/ruling, and if they approve, have them date and initial the plan. Easy to do in a small office. A larger office, often times no one wants to make a decision on their own. If that's the case, then replace.

    Good luck.

Looked this up in the IRC and found the same requirements listed as in the IBC, but with a helpful illustration. Sure looks like only the sink needs to have the clearance.

I am wondering if people get the idea that you need a 30 x 21 inch box in front based on the 15 inch to sidewall requirement. To me, that requirement only pertains to the distance between the sink and the wall adjacent to the sink, which is fine here.

I plan to talk to the city tomorrow to see if they can clear this up.
