Is this a new build or remodel? Ie id the loft already built even if its a shell?

Hi Jesse, it’s technically a remodel, but basically new construction. We are adding an attached garage with livable space upstairs. Current home is two bed two bath. We are removing one bedroom to make main floor more open. Hoping to add two bedrooms above new attached garage.

Sounds good. FYI - in most areas, code will not allow a true loft as it is open to what is below. In some cases they will allow you to put in an exterior quality window. I know its not a true loft but this might be a middle ground if you really like this sent up. Oncemore, code also requires an exterior/solid door at the bottom, top or both. This is for two reasons, one to make sure if a car is left on or if there is a fire, the exhaust/fire does not harm or kill anyone.

Also, unless the garage has a post in the centerseperating two garage doors, the stairs in the center is using up a bit more space than needed as it appears you have a good depth for most cars. This will also open up more area to come into. Just my thoughts but below is my suggestion.

Oh and the door to the bathroom in the layout is a pocket door. They are crazy expensive for a remodel but only fractionally more for a new build and save you a lot of space.
