Curb appeal question

We are looking to get a house(lot 21) and I see that our neighbors fence would ruin curb appeal. Our lot is 21 and lot 20’s fence(green line) could obstruct our curb appeal when coming into cul-de-sac. Do you think if this is going to hamper my resale chances? Any suggestions/advice are greatly appreciated.

    Their fence can't go to curb, so that's a little help, but I wouldn't want it. With your chosen spec plan you are forced to orient on the angled lot to your detriment.

    If I was Lot20 I would want the extra value associated with the cul-de-sac, so it would be a side yard for me, with a lesser fencing footprint. Also, your plan could be massed better to fit the constraints of the site.

    Why can’t fence go to curb? Not all cities are same. Here people fence to curb often or a few feet off edge. I would at this lot isn’t good though as you will have fences from six different properties and all of them looking into your yard too.

    Agreed, bad lot. I hope it's not priced the same as the others. It's clearly inferior.

    Here is an example of what I think you're front yard could look like. On the map, it is the one valued at 272, near the bottom. The one for 287 is a closer lot shape, but with an empty lot next to it, I thought this one was a better visual.

    This last pic is a good example. I know OP asked about curb appeal but look at the full yard too. You couldn’t pay me to take on sharing a fence with so many!

    I'd say it isn't the best lot mostly to me based on the number of neighbors it borders. However I don't think the price is reflected very well in the example posted either as it is also a much smaller house than it's next door neighbors which would factor into the price if Zillow is used to show the prices.

    Thanks a lot for all your suggestions. We have booked this lot few months ago. We just noticed that neighbors fence would block our house view from street. But looks like it’s not a big deal. We drove by few cul-de-sacs with similar houses and I feel this is not going to be so bad as I initially thought. We have really good neighbors in lot 22 and we have decided to keep the house. Hopefully we get nice neighbors in other lots too. Cheers!

    @lyfia Sorry, I didn't mean to imply anything about value, that was just a way to identify the house I was showing had a similar lot size and neighbor lot sizes for the OP to get an idea of how it would look from the street with fences and whatnot. :-)

    Parking is an issue with cul-de-sacs, and yours will especially have limited parking. How many cars do you plan to own? Where are your visitors going to park? And where do your neighbors park their extra cars when both teenagers get cars?

    @graywings123 we only have 1 car now. We are going to get long driveway of 36 ft. We can use it for additional parking. Our visitors can also park next to our neighbors fence. We have a park within 150 ft and they can park there as well.Our kids are very young. They aren’t going to school yet. It’s very long time till they get their own cars.

    Will you be allowed to park in your driveway by any HOA. Some do not allow any others have a limit that they will allow. If parking next to a neighbor's fence means parking on the grass here that will earn you a ticket if caught/someone turns you in.

    How do you know they're "really good neighbors" when you don't even live there yet?


    Your lot abuts seven (!!) others -- that would be a resounding no way no how for me.

    I was always taught growing up, buy a corner lot. I could not stand that many neighbors right on top of me.

    One son is in a cul-de-sac and loves it. We lived on a corner lot for 29 years and I wouldn’t want it again.

    @porkchop_z5b_MI we got to know them through a watsapp group for this community. we already visited each other’s(me and our neighbors) now. They are lovely.

    They may be perfectly nice people and terrible neighbors -- loud parties, domestic fights, barking dogs, etc etc. Even if they end up being perfectly fine neighbors, are the other 6 you're going to be sharing a lot line with?

    The fence is not going to be a negative when you go to sell. It's the lot itself that will be a huge negative. I truly hope your lot was priced a LOT lower than the other lots especially since there will be absolutely NO privacy in your backyard. When you go to sell, it will be valued less than the other lots.

    Unless you will have block fencing around your property included in the price by the builder, imagine if you have to replace the wood fence down the line and you have to talk to 7 neighbors to split the cost of the fence. Yikes!
