What kind of climate do you have (wet, dry)? And what is the watering routine?

These spots usually indicate inconsistent watering, but I don't have much experience with this plant. It's lovely!

any idea if the glass balcony shield??? .... intensifies sunshine thru said glass onto the pot ...

when if ever was it last repotted ...

is it just the lower oldest leaves??? ... might we have a 3rd pic between the far away. and the close up ... so we can see

I am in Miami FL. I have had the plant about 5 months. I repotted it from the nursery pot when I got it. I used a soil mix they sell at garden centers here. It is almost like soil with tons of wood chips in it. I don’t think it retains much moisture at all.
I water about 1x a week unless it is super hot. It is not exceptionally windy this time of year or extremely hot. I think the plant came with this issue. I also now see that it has these black spots!
