Staging to sell

I’m putting my house on the market soon and was hoping to get advice from the best place on the internet. Everything/anything in the room is fair game to change. Any and all recommendations are requested for staging tips/advice. Thanks!!

Looks great! Let's buyers see the potential without being distracted by random things.

Thank you. It feels so empty by the chair and around the tv. Should I hang curtains around the window?

Get some fabric and do a DIY upholstered headboard, in a neutral light color. Or purchase an upholstered headboard in a light neutral color. And get a thick, fluffy white comforter. And bring in a couple of lumbar pillows in an elegant fabric, maybe velvet. Light neutral colors on those lumbar pillows, as well, but not white. You could lower tv or add a plant on top of tv console. I'll be back with a nice pillow to add to chair, I have one in mind. With these few changes, I think you would be good to go.

You could put up a picture on the wall next to the chair, but not by the TV. I don't think it needs it, though. I would not put up curtains, there really isn't room and you don't want to accentuate that fact. When I tour a home, I want to see the space with minimal furniture and personal items, so I like how you have it.

I think you could remove the ottoman that's tucked behind the door. Keep one but not both mirrors and put it in the corner where the wide frame mirror currently is. Put the other one at the back wall of your walk in closet, if you have one and there's room. I think you can skip the beige armchair near the TV (unless it's the same color as the grey coverlet on your bed; it looks like a different color.) What's the black thing next to the white shelving unit under the TV? If you need it for audio, keep it, otherwise put it away. Also be prepared to leave your TV (I sold in Nov. and my buyers asked to keep the TV since it was wall mounted and wired to the components through a chase in the wall.)

I think it looks nice and clean and bright. Empty is good! I thought I had decluttered pretty well, but after I sold and moved out all my stuff, I wished I had gotten rid of more stuff before I went on the market.

The pillow I had in mind is out of stock.

    This one:

But I think this could work, also. And it is smaller, so better. This link is for the cover, only. This would be to add on chair

I would take away the two heavy floor mirrors, the chair, tv, ottoman (or whatever that thing is hidden by the door), and speaker. Center the dresser, and hang a large piece of art over it. Hide the bed pillows during showings, and add a third decorative pillow in the colors of the art.

We were just talking about doing a DIY upholstered headboard. I can’t wait to see the pillows you find!!!

I’ll remove the ottoman, the subwoofer and one of the mirrors! Thank you.

I did not realize that about the tv!! I guys we’ll be putting the broken one up for pictures and walk through! The tv works, the apps don’t. The tv currently hung is practically brand new.

Sammie J, you think I should center the tv console, even though it’ll be off center from the bed?

Is it only the bedroom you are concerned about - what about the rest of the place.

Hire a professional photographer. If you are going through a realtor agree that you get to OK the photos before they are posted. Photographers will have intense bright lighting that will show your space to perfection. They can do steady panaoramas to give your buyers a tease to coming to see it in person.

I have seen houses never get a second look because they posted hideous photos on line.

Oh, it’s the entire house! The other main rooms are being drywalled right now. This house was a total gut.

@R H good for you .. When they are ready to photograph send those to us. It will be great.

@Boxerpal, I will definitely post! I have been stressing about this for months and have already received more help than countless hours of Pinterest!

Very fresh and clean. I’d probably add a blanket under the cover on the bed...

If you remove the tv and add art above the dresser, center it on the wall, not the bed.

Hey, don't stress yourself. It will come together and there are lots of people here to

    help you.

Here is one source for snap in/on upholstery that you could use. First impression; very masculine with lots of big black rectangles. Not particularly appealing the females, who usually have the last word on a real estate buy. Remove: chair, speaker, TV, mirrors and hassock. Add upholstery on the headboard in a color to work with a new piece of art which, along with the cubby piece, should be centered on that wall. A soft rug underfoot, a bit of a glam chandelier and simple tailored bedding with another accent color throw and pillows will appeal to the market you're after. The bedroom should exude a soothing, restful mood with a little hint of romance, not Monday Night Football (if such a thing still exists.) Even if you want to keep it dark, you could do lots better by softening up all the hard edges.

I think it looks really nice. I would lose one of the mirrors, get the speaker and stuff off the console shelves, and put a floor lamp and a plant next to the chair. Maybe a cozy throw on the chair. A bit of greenery will help liven things up.

    What an amazing view!!

I would remove the ottoman and mirror at the window so the buyer can focus on the view.

If you're selling the waterfront experience, I would enjoy a basket or table with sun essentials (sunglasses, sunscreen, flip flops, towels, shawl/blanket)

The bed looks fab. And the peek into the bathroom..... Ooooh!

So, this room has an aura of peace and quiet, retreat, but that can sometimes look a bit dead. So, my overall idea is to add a little life. This will also echo the natural hemp rug.

Remove the green trash (?) container.

If it were me, I'd actually remove the chair entirely and put a tall spreading botanical right there. Real, not fake. My cheap version would be some kind of palm that has some spread to fill in that whole corner. You might even be able to rent one? Get one and use it in every room of the house for photos? Make sure it's in a basket of some kind, so it picks up the natural element in the rug, but maybe in a different texture and a different shade, so it's not matchy matchy.

My best solution is the tree, but if you didn't want to do that, put the mirror there. You need color in that corner. Mirrors provide movement.

I don't think the cubbies go with the room, but you could do something simple like remove a basket and fold a blanket or two and put it in the niche. All the better if they echo the colors in the bed area. Or maybe you have a couple extra cushions you could put side by side there in a spot where you take the basket out. (This is a kind of trial and error thing).

An interesting-looking basket on the shelving underneath the TV could hold the remotes. Then, they won't look so scattered.

You could also paint the cubbies black? Then they'd echo the headboard.

Remove the ottoman and whatever else is behind the door.

You gotta have a bowl of fruit on top of the white shelving under the TV! Healthy. Alive. Use it for photos in the kitchen, too, or for your oohh so healthy desk space where you Zoom to work every day....

Glass vase of tulips in the bathroom.

A lighter smaller upholstered headboard is more finished looking, the heavy black is overpowering and makes room look smaller, along with black mirrors. Remove ottoman and chair, and bring in tall tropical plant. I'd even take out rug to showcase the beautiful flooring. The room's appeal is the soft relaxing feel, the flooring and the view. I'd buy pillows for the new place, decor has never sold me on a home. Best wishes for a a quick sale!

I think you can tweak the headboard by adding an upholstered insert. You need to pay more attention to how you make the bed; it looks messy. The sleeping pillows should look pristine, stacked perfectly! You need three euros on a king bed! Loose the mirrors. I’m sure you enjoy the ginormous tv but that doesn’t need to be in any sales photo! Get rid of that and put something larger and taller there! Add art that is pretty but soothing! Keep it simple.

If I was a buyer, I wouldn’t notice anything other than the view, its spaciousness, brightness, amount/ size of furniture it can accommodate, the en-suite and closet. The room is attractive and very well done. If anything, you could adjust corner where the chair is, not so much for decor impact, but so buyers can envision themselves reading or relaxing there. Other smaller tweeks, as suggested if you like but won’t affect interest or offers

Are you in a hot Real Estate market? If you are, all you need to do is make sure the house is priced appropriately and that it is clean and decluttered. And put your cleaning focus on bathrooms and the kitchen as that is where the buyer will focus on the most. It doesn't make sense to go about and change things as what you may like and spend money on may not even reflect the buyer's taste. Now if you are planning to price yourself above what you should or you aren't in a hot market, then you'll need to do some changes. Which won't guarantee that the house will sell at the price you hope for. A good Realtor should know your market and who your competition is and give you some guidance if they feel anything should be changed, too. Good luck :)

I would not be purchasing anything for this room.... if anything I would be getting rid of stuff. Put one of those large mirrors in storage. Stand the pillows up to minimize the look of that massive black headboard.

Looks great! I would remove the mirror next to the patio doors and also remove the speaker below the TV (at least for photos)...and if it must stay, move to the left side of the TV stand.

Make sure your real estate agent gets great shots of that view in your listing.

    Yep! That’s your $$$ shot!

But with the umbrella removed and if possible the table, too! As you do want to open up the view as much as possible:) Ok, I guess I did have a few things to change-lol..

So is this a flip? I’m a little confused. You mentioned that things are being dry walled and it was a gut reno?
    What about the other spaces?

@decoenthusiaste I have never seen those vant panels. What a great idea! I do agree, it’s quite masculine and If it were up to me I would never have a tv in the bedroom!

@tangerinedoor great tips! I’ll be clearing the suggested items out and I’ll start looking into a plant this weekend. I love that idea! The green trash can thing is actually part of the surround sound, I’ll get rid of that too!

@Amanda Smith @Business_Name_Placeholder @tedbixby1981 great point! I’ll move the table and umbrella for the money shot!! To be honest, it’s what sold us!

@Inside Out Staging and Design, we did gut the entire downstairs, not upstairs. It wasn’t a flip. We purchased the home over 5 years ago and now we’re transferring to a different state. There are a few more projects to finish on the lower level and then I’m going to post pictures of those for recommendations as well.

Sounds like you focus on what sold you on the property (the view) and you should be moving on in no time flat.

    I hope so!

Sounds like a plan! The comments made were good ones. Generally, you want to maximize the unique characteristics (your view) and downplay the negatives. The spaces should appear neutral ( no personal pictures, nothing offensive, political or religious) and clean and clutter free.
Aside from that, things really vary by who your buyer is. If I’m staging a city condo, my staging is a little edgier and more contemporary. If I’m staging a suburban condo, many times it’s older clients or older empty nesters so I’d stage things a little more conservative. You get the point. Basically it’s marketing 101. Once you identify that, everything should be geared in that direction.
If you’re working with a realtor, they usually work with professional photographers. Can’t stress enough how important that is. Especially now, people look online first. If they don’t like what they see, they’re not coming.

We expect a retired couple or family in 30s-40s to purchase our home. It’s currently all we see in this neighborhood. So, I think I’ve decided to go in a more traditional/coastal vibe with some of the great recommendations provided! I will definitely be getting professional photos!

Based on how hot your market is, I wouldn't get wrapped up in a theme and worrying about decorating. Your focus should be getting the house on the market ASAP. I just purchased a house. It went on the market at 8am, had 2 offers by 9, mine by 10:30 (offer made sight on seen) and Seller's made a decision at 2pm. 2:30 Realtor called to tell me I had bought myself a house. I didn't see it until I went through the inspection and found it needs a ton of work than what the Listing led me to believe- great photos and description-lol.. But that's ok as I bought it for location, location, location... Get rid of the table and umbrella and talk to Realtors to see how much you really need to do to get it ready to put on the market.

Sounds to me like you have a few construction type things still to do before you list so no harm done in making minor changes. While I completely agree with getting your house on ASAP to take advantage of the market, pushing it on before it’s “photo ready” will hurt you in the long run.
Ultimately it really depends on what you paid and what you want to or can get. A good realtor who understands your market will be able to guide you in correctly pricing your house.
I recently staged two houses that were both empty. Neither was new or particularly special in any way. In fact, one was downright scary 😉. Both sold within the first weekend of open houses. One had 8 offers, the other 11.
Absolutely crazy and both went significantly over asking. Although I’m sure the houses would have still sold very quickly, I don’t believe there would have been as many offers or as high. Making your house more appealing to as many buyers as possible is always a good thing unless you overdo it for your area or take too long and miss the hot market. Doesn’t sound like you’re going to do that given you’re relocating.

You could have filled that place with bags of garbage and it would have sold!

Nothing beats a view and people can overcome garbage for a great view.

@Angel 18432 😂 you’re right. It’s why we bought the house and it was dark and gloomy then.
