The second shot looks like physiological leaf burn.

I have seen that on my japonicas and sinensis when they get too much sun so I try to provide shade by 10am or so during the summer months. Do you happen to know when does it start getting shade in the summer?

It's planted under a larger Mexican orchid tree that is leafless right now, so when summer comes it will be shaded most of the day. Right now it's fully exposed. Thanks for the info!

Sounds like sunlight might be peeking through from some unexpected angles. Happened to me with another plant when summer arrived and the leaves got evening sun from 5-8:30pm just as temps here in Texas hit 100F+ for months... ;o( If you are in GA, I used to give them shade in Atlanta starting at 10-11am too. Had to do the same thing when I moved to Texas.
