$42/sf for materials only seems very high, but I don't know how to value those huge canopies. 2:12 roof slope is too shallow in snow country.

It’s only 1/4 of the materials you need for a house, and none of the labor or transportation to get that 1/4 there. There’s still the 75% of the products you need remaining. And the products are only 1/3 of the overall total. You still would need to add the 2/3 of the total cost labor. So, only 1/12th of the 500K you’ll need to pay for.

That’s a big pile of Ikea parts only. With most parts missing. Not a house. Stick building a house is cheaper. Even now.

That doesn’t include foundation, well or septic either. So, there is another 50k or so. And you still have to have someone run plumbing, electrical and your heat. And what about everything for the inside? Cabinets, fixtures, ect.

In my neck of the woods (midwest), you can get new industrial space for ~$40/sf That includes concrete, basic MEP, all materials and labor. COVID may have temporarily made my frame of reference invalid, but your cost for (partial) materials only seems crazy.

What is the square footage vs what is the total covered footage including extended patio eaves?

My lumber, trusses & osb costs off slab run about $18-22 psf for the area covered including porches. You're very close.

The cost of lumber and trusses are based on the 1980sf of coverage, not just the interior space.
