$1 listing price

Well, here's a novelty near us: Not an auction, but simply a listing price of $1. (Initially, $0, but I suppose the Real Estate Board insisted on a price.)

3 Sunflower Court, Markham, Ontario

The house has been sitting unheated for four years and stripped of cabinetry and fixtures in anticipation of a teardown for a new build. Recent sales are in the C$2.6m-C$3.2m range.

(The agent is, or acts for, the owner, so it's not a matter of anyone taking advantage of an uninformed vendor.)

The Building Permit and plans are included. Variances and approvals typically take 2.5-3 years here.

Front elevation of approved build by an architect who typically charges C$125,000-C$150,000++.

Though underpricing in a hot real estate market is common, this seems a bit much. (But if it works, I know our listing price!)
