And as far as budget.... that’s an insane amount for the rural area I live in. Almost half of what I paid for the house. Maybe in the next house ;)

IT'S NOT GONNA BE 20K ........that is certain. Not even Home Depot could do that : ) Plumbing, electrical, cabinetry, tile, and on and on. IF nothing moved.

K/B is a kitchen/bath designer.

Yeah, it's going to be a much more expensive project than the improvement of functionality. Any chance that the closet door could be moved to the bedroom side rather than the bath side? That would open a few more options, not least to just put some linen storage on that wall.

Options:

1) leave as is, renovate bath portion only. $15-30k, depending on how much you can do yourselves, whether you want all tile or can use prefab shower walls, etc.

2) leave as is, renovate exterior portion only = new vanity with more storage. $3-10, depending on whether you also change all carpet to tile, move door, etc.

3) pull everything out, put in tile shower + large vanity with storage, etc. -- $30-50k? depends again on finishes and how much you can do yourselves, as well as any structural issues with dividing wall, ceiling height differences, or other complexities, as well as HVAC concerns.

Dunno. If you're going to live there a long time, then I'd try to get it a way you can live with. If you're going to sell it in the next 5-10 years, then it probably won't repay the investment, although everybody would prefer the newer function.
