Than you for your response. Amazing, yes it is beautiful just not what I was expecting, an unexpected surprise. What do you make of the oil blotching any way to correct that?

You can do a little spot test. I would pick up a little can/quart of Varathane or Rustoleum (Varathane = Canada; Rustoleum = USA) water based poly. You can stroke on a coat or two over one of the 'dark' spots. You can then leave it for 1-2 weeks. You then do the 'adhesion' test in the middle of the patch. If you get adhesion failure, then you know there is too much oil on it.

And if you used mineral spirits, you will need to clean those areas really well...mineral spirits can leave residue that will stop the Loba from grabbing. It will also stop the Varathane/Rustoleum WB stuff from sticking.

If your test patches are well adhered...just sand them off once again and get ready for your Loba application.

I do not see any oil spots. If, you are talking about the darker spots in the photos. You burnished those spots with dull or clogged sandpaper. It brings out the natural oil in wood. I would not worry about it.

Thanks all for the help, will keep you updated. Also, any ideas of where to source 2 1/4 inch wide x 3/4 thick heart pine boards? There are a few boards that need replacement. I've only found 5 inch boards which I can cut to width, but just curious of they're out there. I'm in NYC area. Thanks again!

First and foremost do not put any more chemicals on that floor. Let it breathe for a little bit.
