A sofa and two chairs are almost always the perfect choice unless they're oversized, puffy man cave seating. You might also consider flanking the FP with the chairs and placing the sofa with its back to the door since it appears to open outward.

@Mae Day Organizing and Interior Design Thanks! Here is the floor plan, the living room and dining room area are open. I'll be the only one living here and I'm open to the tv being elsewhere. The couch is 83x35", the chairs are 39x35", and coffee table is 23x47".

We might recommend placing the sofa facing the fireplace and then flanking the fireplace with two chairs. We think using both chairs might work best.

That TV over the fireplace is really not working for the space. Move it to the left of the fireplace at the proper viewing height.

That's a good solution, but it won't allow you to select a larger screen if that is a desire, and the builder evidently expected the TV to be mounted alongside since the FP is not centered in the space.

Can you have a fire at the same time that the TV is dropped in front of it?

@decoenthusiaste I always have the question in my mind with one of those drop-downs. Only because I know someone who's TV nearly caught fire over the fireplace. Ouch!

Great job Jake! The measurements help a LOT! I will put together a 3D rendition with some of the examples already given so you can see for yourself if they will work for you. I may have a couple also. Question; "Are you attached to that couch or are you open to getting a couple of oversized chairs"? Just wondering.

I'm going to try to contain it all to the second bedroom but I was thinking if I had the den free I could do a queen-size Murphy bed situation and turn that into somewhat of the spare room area.
