Exterior Window Gap

Can someone please tell me if this is normal? I can’t stand the fact that the gap is so big!

It isn't normal. You need to verify the flashing details.

@Joseph Corlett — I’m not an expert but I knew it didn’t look right. By verifying flashing details, what do you mean by that? In order for this to get fixed, will they have to tore down the window and frame and start from scratch?

Not what I would call a flashing detail. The drip cap is there and all the other flashing details are behind the window trim. It appears the casing on the sides sides was cut to long. Is this a new install, have you talked to your contractor?

@toddinm It’s a new build. We did reach out and they will check it out. That’s a relief. Any chance water can still damage our window and possibly leak inside?

Actually not "abnormal" if the window screen track has a bit of a detail to it. The exterior trim is sitting flush against the edge of the frame and there is probably a bevel or detail to the exterior frame profile.

I cant see how this is a screen profile issue as the profile issue.

+1. Looks like they have a double head flashing, one over the trim and and second between that trim and window. That is why the top of the window is not caulked. This is all good stuff technically speaking, certainly above and beyond what I see from most new home builders. No leaking should occur.

Could the top trim board have come down a little bit to make the gap smaller? Impossible to tell from that picture. It could definitely have to do with the screen track as mentioned above.... That, or they just decided that was the gap that they wanted to leave there.

Either way, while I'd agree that this is not a super common look, that doesn't mean that anything is incorrect, nor does it mean that it could have been done differently even if they wanted to.

Best thing to do is go over the details of how and why with the builder.

I was referring to a bevel in the frame. Some windows are not the same on all 3 sides and some have some weird head details to them. But downloading the picture and zooming, its exactly as HomeSealed said with a double flashing detail. Pretty advanced stuff and certainly the work of someone that understands water management.
