Most of my baseboards looks like shit.. Chipped vinyl plank already too... and missing caulking..

Nothing made by humans is ”perfect”. Things have to go a long long way to be determined as ”flaws” though. The higher the build budget, the closer to perfection can be achieved. Money buys more time and care. Both are in short supply on the other end of the scale.

I paid 650k for this but I didnt expect to see this much.. my parents house was built in 2000 and was lower budget and didnt have this much..

You do understand that a 650 budget in 2021 was a 400K budget in 2000. And depending on location, that could be a nice but not luxury house, or a studio apartment the size of a Houzz bathroom.

Without pictures, location, and knowing the specifications in the contract, the best anyone can tell you is to contact your builder with your concerns. They typically will not schedule warranty work until the middle of the 11th month of a 12 month warranty. The house has to go through seasonal cycling first.

Right but this builder literally had luxury in their name... and they do not pay attention to detail..

Will they normally fix these issues if I wait til 11 months? As long as I have these pictures, they wont blame me that I chipped stuff or w.e?

Why would you want to wait 11 months?

Imo what you are talking about is more punch list than warranty.

Hu Dreamhomelove - did you have a final walkthrough? This is where you point out things you are not happy with and create a punch list, as JJ mentioned. If you already signed off without noticing these problems then it could probably be addressed as a warranty issue. And you may have less leverage.

The builder was defensive and dismissive. He rushed us and wouldn't let me paint tape a lot of things. Now im finding more and more issues unfortunately.. I had my doubts after they try to hide the fact they used a different material tub than what I had signed off on the contract. He tried to brush it off and I forced him to change it..

From your other post, its not a custom build at all. Just like the builder used the word ”luxury” as marketing, he used the word ”custom” as marketing as well.

You bought a completed commodity (with minor personalizing) at closing from the builder. You did not hire him as your paid professional to build a paid 3rd party designed home on your previously purchased land.

As for whether or not the builder does warranty work, and when, that should be in your contract. There is no ”punch list” after closing. That is all done prior to closing, or you refuse to close. After closing, you own the issues. And hope that your due diligence included asking past clients about his performance of warranty work.

Use industry standard viewing distances of 36” back in standard light to cull out the things that meet industry standards. Make your list in a Word or Excel document. Include substantiating pictures. Group like issues together. Number everything for easy reference. Submit it as per your contract for warranty requires. That could be via registered mail, email, or in person. Don’t expect drywall anything to happen until a seasonal cycle happens. You’ll have nail pops to add to the list then. Other things might happen earlier, depending on what they are.
