remove neighbors’ smoke?

We recently purchased an updated 1920s row home that must have an air exchange with the next door neighbor bc we can smell their cigarette smoke every night. Per a Google search, we know that they rent. I’ve seen them smoking inside, and notice they are opening windows/running fans to get the smoke smell out… so I assume it’s probably not allowed per their lease. We’ve had multiple contractors come to find a solution but all are pretty pricy. Our “returns” for our HVAC don’t do anything - it seems like we’re lacking proper duct work and insulation. Easy fix seems to be go ask for them to stop smoking but even a nice approach could lead to a confrontation…ideally we could just block this air exchange somehow without completing demoing our walls. Anyone else deal with this and find a solution?
